Whether you are looking to buy your first investment property or have portfolio we can help you arrange the finance.
Did you know... 👉
Many of the mortgage companies do not offer products for people looking to get their foot on the investment property ladder by buying their first buy-to-let property. We have options for all your budding first-time landlords. Give us a call and we'll let you know your options.
Low Rental Income
We specialise in helping landlords raise money on properties that do not fit the high street lenders' rental affordability calculators. We have access to lenders who will consider the landlords income - this is known as 'top-slicing' and means we can get you more money to invest in other properties.
No Minimum Income
Most lenders have a minimum income requirement of £25k-£30k for those wishing to take a buy-to-let mortgage AND they will not accept property income! We have access to lenders who will consider all circumstances - from low income to those with only 1-years of accounts.
Poor Credit? No Problem
Just like the high street banks who lend for residential mortgages...a history of poor credit can be a problem. This can be anything from a missed payment on a credit card to bankruptcy. Whatever problems you have experienced, we have a solution for you.
No Age Restriction
Many buy to let property owners who are nearing retirement or already retired worry that they may not be able to buy more property or remortgage their existing portfolio, once the mortgage term comes to an end. We have options for new mortgage that start as late as age 85! Give us a call to find out more.
Have recommended you to others. Helped us where others wouldn't/couldn't. Will definitely use again.

What is the Help-to-Buy (H2B) scheme?
With a Help-to-Buy Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest.
You won’t be charged loan fees on the 20% loan for the first five years of owning your home.
To reflect the current property prices in London the upper limit for the equity loan is 40%.
Equity loans are available to first time buyers as well as homeowners looking to move. The home you want to buy must be newly built with a price tag of up to £600,000.
You won’t be able to sublet this home or enter a part exchange deal on your old home. You must not own any other property at the time you buy your new home with a Help-to-Buy Equity Loan.
Do you qualify?
You must be a first-time buyer or a home owner looking to sell your current home?
You cannot own any other properties, e.g. buy-to-let or properties for a dependant relative.
The value of the house you are looking to buy cannot be more than £600,000.
The scheme is only available to new build properties.
You must have a minimum of 5% of the value of the house available as a deposit.
